What to expect during a party wall surveyor’s inspection?

In the previous blog, we explained what a Schedule of Condition is and why it plays a key role within the Party Wall process. It is important to understand, however, that a Party Wall surveyor’s inspection goes beyond simply preparing a condition report.

More Than a Schedule of Condition

While the Schedule of Condition forms a core part of the inspection, the visit itself allows the surveyor to properly understand the proposals and their potential impact on the adjoining property. This includes visualising the planned works in context, rather than relying solely on drawings or written information.

During the inspection, the surveyor will assess how the proposed works interact with the adjoining structure and identify any design issues or construction risks that could affect it. This may include matters such as excavation proximity, structural alterations, access requirements, or temporary works that could place the adjoining property at risk.

Identifying Risks and Safeguarding Measures

A key purpose of the inspection is to allow the surveyor to consider what safeguarding measures may be required. This could involve specifying working methods, sequencing of works, temporary supports, or protective measures to minimise the risk of damage during construction. These considerations often feed directly into the Party Wall Award and help ensure the works proceed in a controlled and responsible manner.

Discussion and De-brief
