Many of our blogs speak on the frequently asked questions around Party Wall Matters and many times in which, the infamous ‘Party Wall Award’ is discussed; albeit many of our clients ask us what the Party Wall Award actually contains?

Many beat around the bush in this respect, though we will get straight to the point.

A Party Wall Award is the legal document produced under the Party Wall etc. Act 1996. Once surveyors are appointed, the Award sets out how the works should go ahead, protecting both the building owner (the person carrying out the works) and the adjoining owner (their neighbour). Think of it as the rulebook that keeps things fair, safe, and properly recorded.

So, what’s actually inside?

While every Award is tailored to the works and the properties involved, you’ll usually find:

1.Details of the Dispute and the Works

A record of the Party Wall Notice that was served.

Key dates and timescales.

A description of the proposed building works.

2.The People Involved

Names and details of both the building owner and adjoining owner.

The appointed Party Wall surveyors acting for each side.

The selected Third Surveyor (in case the two surveyors can’t agree).

3.Clauses Protecting Both Parties

Rules to make sure the building owner carries out works responsibly.

Safeguards for the adjoining owner to reduce the risk of damage or disruption.

4.Clauses Safeguarding the Adjoining Property

Conditions around working hours, site access, and methods of construction.

Clear obligations for the building owner to make good any damage caused.

5.Schedule of Condition

A detailed record of the adjoining property before work starts, usually with photographs.

This acts as vital evidence if damage occurs, so liability is crystal clear.

6.Supporting Documents

Plans and drawings of the proposed works.

Engineers’ calculations and method statements where needed.

Any other technical details that explain how the works will be carried out.
